Attending The Auction

All members of SheriffSale.com have the option to either attend the live auction to bid on their own behalf or to use our bidding services.  The live auction starts at 9 AM at 3801 Market Street, Philadelphia, PA.  The mortgage auction is held the first Tuesday of every month. The tax sales are generally held the third Tuesday, Wednesday and Thursday of the month.  There are exceptions, particularly for holidays, so check the scheduled.

Optional Bidding Services

Sheriffsale.com also provides optional bidding services for member who win our online pre-bid process but are not able to attend a sale. One of our experience bidders will attend the live auction and bid for you. You must participate and win our online pre-bid process to take advantage of this service.

Requirements To Bid

Before you can bid on a Foreclosure property, you must complete a SheriffSale.com registration form. A valid credit card or bankcard is required for online registration. The contact and financial information that you provide us will only be used in accordance with the guidelines of our Privacy Statement.

SheriffSale.com’s pre-bid process ends five days before the live Sheriff's Sale. At the closing of the auction, each highest bidder will be notified you are the highest bidder and you will be charged a non-refundable $50.00 Representation fee. Any user that bids in the member’s pre-bid auction is bidding for a representative of Sheriffsale.com to bid on their behalf at the live auction. The charge for representation at the live Sheriff’s Sale auction is $125.00 which includes a non-refundable processing fee of $50.00. You can select up to three properties that you are deemed the highest bidder for the $125.00 fee. For each additional property selected there is an additional $20.00 fee. If all of the properties on your list are stayed or postponed prior to the date of the sale, you may opt to have all funds returned or you may roll the funds over to bid on another sale, with the exception of the non-refundable $50.00 We must also receive your 10% deposit and any additional fees within 2 days of you being notified of your winning bids. The highest bidder must call us at 215-772-1925 within the first 24-hours to confirm they want a representative from Sheriffsale.com to bid on their behalf. Failure to confirm representation and pay required fees will result in an immediate default of the highest bidder. Representation fees are non-refundable! The second highest bidder, will then be given a 24-hour period to confirm representation and pay required fees. Payment can be made via Wire Transfer, Attorney Check, Certified Check and must be received by SheriffSale.com by 5:00 p.m. EST the following business day. The online bidder will be represented at the live Sheriff's Sale by an experienced bidder who will actively bid on your behalf. If the experienced bidder submits a winning bid on your behalf, you will be required to pay an additional $125.00 processing fee.

How Our Bidding Process Works

Experienced bidders from Sheriffsale.com will submit bids up to but not exceeding the maximum bid that clients have authorized. It is possible that our bidders will be able to secure the property for thousands less than their highest bid. SheriffSale.com will only submit the required ten percent. Any funds in excess of the representation and processing fee will be refunded to the online bidder within 7 business days unless directed otherwise by our member.

Securing Your Bid At The Sale

SheriffSale.com will submit your ten percent deposit to the Sheriff's Office on the day of the live sale. A receipt of your deposit and specific instructions for paying the 90% balance will be sent to you via a traceable courier and email. You will have 30 days to pay the balance of your bid for the property, unless you request and receive an extension from the Philadelphia Sheriff’s office.

Using Our Settlement Services

Sheriffsale.com offers convenient settlement services to all our members, regardless of whether they use our optional bidding services, for a fee of $300. Members can submit settlement funds by wire transfer, certified checks, and money orders to our office at 150 Monument, Suite 207, Road, Bala Cynwyd, PA 19004. Settlement funds are accepted at our office Monday thru Friday, with the exception of holidays, from 9am to 5pm. A SheriffSale.com settlement specialist will deliver the remaining balance to the Philadelphia Sheriff’s Office and forward you the original and digital copy of the receipt for proof of settlement documentation. The specialist will also track the process of your deed filing with the Philadelphia Sheriff’s Office and provide a hard copy and digital copy of the deed once it has be officially filed.


Settling Your Bid With The Sheriff’s office

Unless our optional closing services are selected, the winning bidder should correspond directly with the Sheriff's Office in regards to payment of the balance, and acquiring the deed to the property. Please note that the balance of the payment must be submitted to the Sheriff's Office in the form of a certified check, attorney's check or money order made payable to the Sheriff of Philadelphia County. No Credit Cards, personal checks, drafts of promises to pay will be accepted. The Philadelphia Sheriff’s Office only accepts payment Monday through Friday from 9 am to 3:30 pm. If you do not submit the balance of the funds for the property within the allotted time, your deposit will be forfeited. If you are unable to meet the 30 day deadline, you can submit a written request to the Philadelphia Sheriff’s office for extension to pay the 90 percent balance.  The request must clearly state the circumstances caused the delay in payment, and the approval of an extension is solely at the discretion of the Sheriff’s office.
