How to Register
Before you can bid on a property, you must complete a Sheriffsale.com registration form. A valid credit card or bankcard is required for online registration.
If you have not already registered with Sheriffsale.com you can register as follows:

Click on the Register icon on the Sheriffsale.com homepage.

Click on I agree on the user agreement form and click submit to continue.

Follow instructions on your screen to complete the registration form.

Searching for Properties
You can use Sheriffsale.com to search or browse properties in a variety of ways.

By clicking on an area in the Map of Philadelphia, you can browse properties by region. Each region will specify how many properties are available and you may continue to view the properties by clicking on the specific region of interest.

By entering the writ no., or description keywords in the search center, you can search specific properties you may want to view.

By clicking on advanced search in the search center you can define your search by specifying a price range to view specific properties.

By clicking on View properties and then All properties you can browse through all properties and their descriptions.
Property Descriptions are located beside the property photos. Property Descriptions includes the real debt amounts and very soon will include the market value.
Online Bidding
Before you can bid on a property, you must complete a Sheriffsale.com registration form. After registration you can then place a bid as follows:

Click on the Bid Now Icon.

Enter the writ no. of the property and click on bid now.

Enter your Username, Password, and bid amount in the Bid on this property section of the property information page.

You will then be asked to verify your bid, click accept to verify bid.
You can also get to the property information page and place a bid while you are viewing the properties. Refer to the Searching for Properties section for detailed instructions on viewing properties.
Online Bidding Requirements
Sheriffsale.com is a pre-bid process, which ends five days before the live Sheriff's Sale. When the online auction closes, the highest bidder will be asked to submit ten percent of the bid, plus a $125.00 representation fee. The highest online bidder will be represented at the live sale by an experienced bidder who will actively bid on your behalf. If the highest bidder does not submit the required deposit, the second highest bidder will be given the opportunity to be represented at the live Sheriff's Sale.
Payment can be made via Cash, Wire Transfer or Certified Check and must be received by Sheriffsale.com by 5:00 p.m. EST the following business day.
If the experienced bidder submits a winning bid on your behalf, you will be required to pay an $125.00 representation fee.
Live Auction Bidding
The highest online bidder will be represented at the live Sheriff's Sale by an experienced bidder who will actively bid on your behalf.
If the experienced bidder submits a winning bid on your behalf, you will be required to pay an additional $125.00 processing fee.
Sheriffsale.com's bidder will submit bids up to but not exceeding the maximum bid that you have authorized. It is possible that the Sheriffsale.com's bidder will be able to secure the property for thousands less than your highest bid. Sheriffsale.com's bidder will only submit the required ten percent. Any funds in excess of the $125.00 representation fee, $125.00 processing fee, plus ten percent of the winning bid, will be refunded to the online bidder within 10 days.
Sheriffsale.com will submit your ten percent deposit to the Sheriff's Office on the day of the live sale.
A receipt of your deposit and specific instructions for paying the 90% balance will be sent to you via a traceable courier.
Payment of Property will be required within 30 days of the sale.
Payment of Property
You will have 30 days to pay the balance of your bid for the property. The winning bidder should correspond directly with the Sheriff's Office in regards to payment of the balance, and acquiring the deed to the property. Please note that the balance of the payment must be submitted to the Sheriff's Office in the form of cash, certified check, attorney's check or money order made payable to the Sheriff of Philadelphia County. No Credit Cards, personal checks, drafts of promises to pay will be accepted. If you do not submit the balance of the funds for the property within the allotted time, your deposit will be forfeited.
